You may not have noticed it, but Nevada and Las Vegas in particular are becoming more and more attractive as a distribution hub for the western part of the United States. The main reason is that most of the Pacific coast can be reached by truck in one day.
Most indicators project that industrial land around Las Vegas is that strongest sector in the area. One major boost will be coming from the Interstate 11 highway, which will connect Las Vegas to Phoenix. This is a project currently in the works, but it looks promising. Additionally, there is talk of making Las Vegas a large scale depot to release some of the burden on Long Beach shipping facilities, which are currently under a lot of strain. Las Vegas’s easy access to railroads and interstates, and lots of available land make the area ideal for development.
And it doesn’t hurt that you get sun almost all the year around.
